Overview

We aim to take all the hassle out of locating and securing the perfect rental property. In our initial meeting, your Abatera Agent will walk you through a series of questions that will make up your Client Profile. In that meeting, your Agent will want to know:

• Your budget

• Your time frame

• Your preferred vicinity/neighborhood

• Your desired size of property with specifications

• Your accessibility preferences – from work and children school etc

• Your amenity preferences – swimming pool, garden, and children play area, community club etc.

Your honesty and clarity in explaining your requirement will help assure that no time is lost and that the perfect property is not overlooked. Your Abatera Agent will provide you a list of documents you will need to secure prior to beginning the search for specific properties. Your Abatera Agent will organize all available properties according to your preference as defined in your Client Profile. Prior to arranging the viewing your Abatera Agent will ask you to sign an Abatera Commission agreement. This agreement, recommended by the Real Estate Regulatory Authority of Dubai is designed to assure mutual understanding and protect both you and the Abatera Agent. Your Abatera Agent will arrange property viewings, according to a mutually decided time, and show you properties that are relevant to your criteria described in your Client Profile. If your views are open, logical and honestly expressed to your Abatera Agent in advance and during your viewings then your agent will be best able to advance your search to the appropriate property that best suit your desires and needs quickly.

When you find the ideal property that suits your needs and timing, you will make an expression of interest via your Abatera Agent who will submit your documents and your 5% security deposit to the owner and . your documents processing will be prompt as your Abatera Agent already got your details and paper work. Any property contract requires your passport copy, valid UAE visa page copy, document to show your financial backup etc.

Once the Landlord approves your application, you will provide the current dated cheques for the Deposit, Brokerage Commission and Rent (current or post dated, according to agreement conditions). Your Abatera Agent will provide you the receipts and schedule a meeting with you to get the lease agreement signed.

Moving In

Your Abatera Agent will coordinate with your new Landlord to secure a copy of the lease and keys. Your Abatera Agent can also introduce you to the building maintenance for you to learn of any move in policies of the building/community and other policies that you will need to know. Other services that your Abatera Agent can assist you with include:

• Information on nearby restaurants.

• Potential Movers contacts.

• Furniture and fitting experts.

• Flooring Contractors.

• Fumigation and Cleaning Agents.

• Supermarkets and laundry facilities.

• Facilities maintenance referrals.
